Transform Urban – Queen’s Street, Blackpool

      

This application is for the demolition of three existing hotels and redeveloping the site to accommodate a five storey building, comprising of an A3 unit on the ground floor and 17 residential apartments to the upper four floors.

The site is located on the corner of Queen Street and Abingdon Street within the town centre of Blackpool. This is a strategic site in design terms and has the potential to promote the regeneration of Blackpool’s town centre. The proposal will represent a significant improvement in an area that has been identified as being in need of both physical and economic regeneration.

Eric Pickles promises a ‘revised approach’ to home extension plan:

 

Ministers will bring forward a “revised approach”, after Tory and Lib Dem MPs objected to plans to double the maximum size of home extensions.

Communities Secretary Eric Pickles wants to ease planning restrictions in England for three years to boost the building trade.

But MPs argued that there would be little economic benefit to the plans.

Mr Pickles told MPs he was willing to find a “sensible compromise”, as he sought to appease coalition rebels.

The new approach would be set out in the House of Lords when the Growth and Infrastructure Bill returns there next week, Mr Pickles said, after discussions with MPs.

However, he did not give any further details on what the compromise might look like.

 

‘Eminently bridgeable’

Ministers announced last year that they wanted a three-year relaxation of the planning rules to allow single-storey extensions of up to eight metres for detached houses and six metres for other houses to be built without planning consent being required.

 

“I believe that this is eminently bridgeable and I would like the opportunity to make that bridge.”

The proposal, which is still under consultation, has angered some local authorities and is opposed by Labour.

Mr Pickles said he had listened to the concerns expressed by peers and MPs and said he believed “even at this late hour we can actually establish a broad consensus on these practical reforms”.

He added: “I can announce today that in the spirit of consensus, we will bring forward a revised approach on the contentious question of permitted development rights for home extensions when the bill returns to the Lords.

“I believe that this is eminently bridgeable and I would like the opportunity to make that bridge.”

He said MPs would get the opportunity to vote on the new plans when the bill comes back to the Commons on 23 April.

The Growth and Infrastructure Bill was amended last month by the House of Lords to stipulate that individual councils should be given the right to opt out of the planning rules changes.

Many Tory and Lib Dem rebels wanted to keep this change in the bill, but the government wanted to reject the amendment and instead to reach a compromise with MPs.

The government won vote by 286 votes to 259, a majority of 27.

 

‘Greater clarity’

But not all MPs were convinced by Mr Pickles promise of a new approach.

Former cabinet minister Cheryl Gillan said she would not believe Mr Pickles until she saw the new plans “in black and white”.

Zac Goldsmith, MP for Richmond Park, a vocal critic of the plans, was among 16 Conservative MPs and 10 Liberal Democrats who voted against the government.

He said the government needed to “give greater clarity” about how it plans to reach a compromise.

Conservative rebel, Stewart Jackson said it was “very bad legislation” which “offends against the principle of localism”, while fellow Tory rebel Anne Main said it was “potentially going to be extremely divisive in communities”.

But another Conservative MP, Heather Wheeler, insisted that the government’s plans would create jobs.

She said: “We are desperately short of family-sized houses. This is an opportunity to kick-start local economies.”

For Labour, shadow communities and local government secretary Hilary Benn said: “He (Eric Pickles) tries to suggest this is about empowering people, but what he is trying to do is take away the rights of neighbours to object to developments that they think are going to affect their rights and their amenity.”

He said the scheme, as it stands, was “centralist” and would not “give the boost to the economy that has been claimed”.

“I don’t think that the back gardens of England should be made the victims of the failure of the government’s economic policy,” he added.

Offices Available: Melton Grove Works and The Old Sawmill

 

There are only three offices left for rent in our business centres in Lytham St Annes. The two buildings, The Old Sawmill (top image) and Melton Grove Works (bottom image) are now both complete and already housing a number of businesses. 

Melton Grove Works was acquired on the 23rd April 2010, with the aim of redeveloping the site.

Phase 1, the conversion of the original Lytham Estate sawmill was completed and let by December the same year. Joel Firth’s ambition for the site is to create a business centre for high quality businesses and entrepreneurs. Ludlows and Chartwell are the main tenants in Phase 1 along with the Melton Grove Property Group. The building was pre-let to Ludlows at the start of the construction process and as such allowed them to have a hands on involvement with the development.

Phase 2 is now complete, with two of the offices pre-let for this building having been agreed. This will be a highly efficient super insulated structure that integrates sustainable building materials and heating / cooling systems.

Transform Your Home – White House Lodge, Before & After

As you can see from the above images, this project under our Transform Your Home service, is one of the most impressive transformations we have completed to date. 

Built in the 19th Century, this former farm workers cottage had been lived in until the 1950’s. On abandonment the cottage soon became derelict and remained in a ruinous state until a major refurbishment began in 2008.

White House Lodge refurbishment was completed in Spring 2012 and has re-emerged as an eco friendly, high spec, four bedroomed house, sleeping eight, suitable for summer holidays and winter retreats.

Transform Your Home – White House Lodge, Isle of Coll

 

 

 

 

 

 

 

 

This project, falling under our Transform Your Home service is a recently rebuilt, high spec self-catering holiday cottage on the Isle of Coll in the Inner Hebrides, on Scotland’s West Coast.

Following on from our post on the 5th November on Transform Your Home project, Clifton Drive North in Lytham, we are delighted to announce that planning has now been approved and we can start this amazing transformation.

The client had already approved the designs for both the front and rear, including the beautiful glass façade to overlook the beach, so we are really looking forward to starting the work on this Transform Your Home project.

Transform This Home

We have recently established a new service working with a number of Estate Agents across the Fylde Coast, helping to sell properties with ideas on how potential buyers could ‘Transform Their Home’ with the help of Firth Associates. 

The above image is attached to For Sale signs on properties with a QR code that viewers can scan on their smart phone or tablet and be directed to the Transform This Home page on the Firth Associates website.

The service has been designed to help people realise the potential of these properties with the creative eye of an architect and how the property can be transformed to their dream home.

Using the same concept design service we use on our Transform Your Home projects, we can give prospective owners of these properties the visualisations of how a property can be updated and improved to their exact specifications and requirements, often with creative ideas that they wouldn’t have thought of themselves.

Melton Grove Works – Update

 

 

Building work on our Transform Urban project, Melton Grove Studios is nearing completion and we have positive responses from potential clients. 

As you can see from the images, the roof is now finished along with the main structure of the building and the majority of the exterior and glazing. The feature skylight is also looking great.

We are also making excellent progress on the interior. We will be sure to upload further updates as and when we have them.

As interest in the site is building we have had enquiries for office space and there are only a couple of small offices left at varying, all inclusive rates.

Following our previous update, we have now decided on the name of this new project to be ‘The Old Sawmill.

Transform Your Home – Islay Road Update

One of the most exciting projects we’re currently working on under our Transform Your Home service, is local legend, Les Dawson’s former home ‘The Bumbles’ on Islay Road. 

Internally, the house is taking shape with all structural elements complete with new ideas for the staircase starting to take shape. The project is going extremely well on site led by Daniel Foy, with roofing work expecting to complete this week. You can also see from the above image, the view of the rear bay window now complete with the glazing process well under way.

Compared to the ‘before’ shot, you can really start to appreciate what has gone into this project to make such an amazing transformation. Now the project is really taking shape, we’re set for exciting times ahead as we near the completion date.

From the above images of approved designs, we are making excellent progress on this exciting project, falling under our Transform Your Home service.

The roof is now on and the first coat of render is being applied this week. The final look of the house is now clear and shows what you can do by reworking an existing house. We are really pleased with how this project is looking.

The Day of the 100 Tonne Crane

This time last week saw the introduction of this piece of enormous machinery which is helping with the build of our new eco offices, Melton Grove Studios in Lytham. 

Watching the crane pick up huge pieces of the structure was definitely something to behold, and encompassed the realisation that we are still ahead of schedule with this development and making excellent progress week on week.

Next week will see the roof being added, so we are very close to completing the structural aspect of the development, and are excited to begin work on the interior.

Kingsway, Ansdell



 

 

 

 

 

 

 

This application proposed the demolition of an existing commercial unit currently being used as a car showroom and the adjacent house to create extra care residential apartments. The design fits well into its locality and is traditional in its appearance.


The site is located alongside many interesting and varied mixed size properties within close proximity to the centre of Ansdell.

 

 

The site has good transportation links and lies within reach of the M55 and Blackpool Town centre. The site is within a 15 minute drive of Blackpool airport and has the choice of local train lines and bus routes.
The site slopes down from the main route through Ansdell and is surrounded by apartment buildings of varying sizes generally all with basements set back from the pavement. The existing site currently has a full basement level internally and externally to the rear.

 

The site is currently a commercial site used for trading cars and was previously and antiques sales room.
To the rear of the existing commercial building there is a large basement and a residential house that is also included within the site for redevelopment. The site suits redevelopment for residential use in this popular and sustainable location especially due to its proximity to local shops.

The site can be accessed directly off Kingsway. The site has an approximate area of 1055m².

The site falls within an area of considerable charm and character. Aspects of the surrounding properties have been considered in great detail in order not to affect their amenity or sense of place.

The proposal incorporates the demolition of an existing garage and residential house as well as increasing the density of development on this brownfield site.

The layout of the building allows for apartments to each floor with the lowest level for parking and communal rooms.

The design approach has aimed to create a building that blends in with other properties in Ansdell taking cues form some of the more traditional and established properties in the area. Using traditional materials and details. As seen in the images below.

By using the traditional materials of the area we have designed a property that adds to the street scene, using brick sandstone and slate.

In addition to the areas covered, consideration has been given to the way the building functions and to encourage an increased awareness of its ability to support a sustainable and healthy lifestyle. The provision of recycling facilities on the site and to promote this within the curtilage of the site is important to emphasise the sustainability of the site. At the front access has been provided for the collection of bins and recycling without needing entry to the property.

The reconfiguration of the site enables us to create inclusive facilities to meet DDA standards as well as creating level thresholds to the rear of the property for inclusive residential access.

The area has good transport links with the M55 within a 10 minute drive. Bus routes are available linking into the all major networks. Blackpool airport is also within a short 15 minutes drive from the site while Lytham train station is within a short walk.

The proposed alterations have been designed with access for ambulant disabled in mind and therefore have been design to compile with BS8300:2001 – Design of buildings and their approaches to meet the needs of Disabled people and Part M of the Approved building regulations document.

This proposal aims to meet the demand for accommodation on a brownfield site close to the town centre. Thought has been given to the amenity of neighbours and the street scene. The redevelopment of this site will be a benefit to the area.

Transform Your Home – Staircase

 

 

As part of another of our Transform Your Home projects, we have designed and started build on a beautiful spiral staircase.

The staircase has just been lazer scanned for the handrail and is now ready to be plastered and soon finished off.

The project is for a property renovation in Lytham and is part of a bigger project to update other areas of the house.

Melton grove studios taking shape

Progress is going well on the new site, and we should hopefully have our first client signed up from another of our starter offices.

The site is beginning to look a lot like an office block now, rather than a hole in the ground! The walls are going up fast, and the office spaces themselves are now becoming apparent.

We’ve already had a lot of interest in the site, and with us continuing to be ahead of schedule (despite the awful weather we’ve had recently), we are receiving direct enquiries about the office space available. At the rate it’s going, we’re going to be full up very soon!

Melton Grove Works Build Underway

 


Melton Grove Works was acquired on the 23rd April 2010, with the aim of redeveloping the site.

Phase 1, the conversion of the original Lytham Estate sawmill was completed and let by December the same year. Joel Firth’s ambition for the site is to create a business centre for high quality businesses and entrepreneurs. Ludlows and Chartwell are the main tenants in Phase 1 along with the Melton Grove Property Group. The building was pre-let to Ludlows at the start of the construction process and as such allowed them to have a hands on involvement with the development.

Phase 2 is now under way and will be completed by January 2013, with our first pre-let for this building having been agreed. This will be a highly efficient super insulated structure that integrates sustainable building materials and heating / cooling systems. These will be the first eco-offices in the area with an anticipated u-value of 0.14.

The foundations have been dug and the build is well under way. We have also had our first new tenant sign up for office space when the build is complete.

We are ahead of schedule which is good news, as we have already had some extremely high interest in the development, following our launch event which took place on Saturday 11th August – more info on this to come in a future blog post, so keep checking back in!

Come and help us celebrate…

With the launch of the brand new Firth Associates website, alongside the announcement of two new services, Transform Your Home and Transform Urban, we are having a little summer party to celebrate the moving forward of the company.

This Saturday, the 11th August, we will be partying from 2pm onwards at Melton Grove Works, Church Road, Lytham.

With it also being Joel’s birthday (keep that bit quiet), we’ve arranged a huge barbecue, fully stocked bar and plenty of entertainment.

As well as celebrating the new website and services, we will also be promoting the new ‘eco’ offices at Melton Grove Works which are due to be completed by the end of the year.

Melton Grove Works is a local landmark site within easy reach of the motorway network, set within the original Lytham Estate boundary.

With a shared reception and gallery at ground floor, and meeting space on the first floor, the location provides a fantastic setting for creating the best first impression to meet and greet clients and business colleagues.

the unique setting of the site also creates a superb working environment, only a short walk to the shops in Lytham centre, whilst also being set within a historic woodland site with ample, off-street parking for staff and clients.

Joel will be on hand to answer any questions you may have about Melton Grove Works, and will be offering tours and introductions on the day.

White House Lodge

 

White House Lodge is a recently rebuilt high spec holiday cottage on the Isle of Coll in the Inner Hebrides, on Scotland’s west coast.

Built in the 19th Century, this former farm workers cottage had been lived in until the 1950’s. On abandonment the cottage soon became derelict and remained in a ruinous state until a major refurbishment began in 2008.

White House Lodge refurbishment was completed in Spring 2012 and has re-emerged as a eco friendly, high spec, four bedroomed house, suitable for summer holidays and winter retreats

Firth Associates was asked him to take over the architectural side, soon after building work started. We reconfigured the internal layout to allow for a utility room, open plan living and sea views from the main bedrooms.

Working alongside Keystone Design Associates, Blackpool, Dave Hadwin took over the engineering design of the build at the same time as Joel took over the architectural aspect.

Welcome to the brand new Firth Associates website!

 

Firth Associates Ltd is proud to announce the launch of our brand new website. 

After a great first half of 2012, we have seen a number of key changes under the Firth Associates brand and this website has been planned, designed and built to showcase the variety of services we are now proud to offer.

As part of the changes we’ve introduced, our two major new services are Transform Your Home and Transform Urban.

Our aim for Transform You Home is to provide people with the simplest way to understand how they can transform their homes and engage a professional property team including an Architect, Structural Engineer and a Surveyor for very competitive fee subject to the size of property and extent of services required. You can read all about the Transform Your Home service here.

Transform Urban is the area of the business that deals with development, including mill conversions, apartment developments and planning for larger sites. More information about this service can be found here.
